I started playing powerball to buy a local track that went up for sale a couple years ago.
I see a ton of potential in having the land to bring additional business to your facility.
I imagined opening a “tuner shop” right on the property, with a dyno and technicians, that would help draw young and old to the track to build their cars and put them to the test. No better proving grounds and an excellent opportunity to engage with trade schools to get their kids more hands on with that sort of thing. Stock the shop with common parts that a racer would need at an event or test and tune. Host cruise nights and fund raisers. Become a part of the community instead of the source of many noise complaints.
Hell, I was going to do horse drawn sleighs to sell Christmas trees in the off-season. Unfortunately, we have a long off-season… but with hangars on the property, nothing stops you from working on your car at the facility. Snowmobiling is pretty big around here too… imagine running them down a sanctioned track in the winter… we have grass drags, and they have track dedicated sleds, but let them run in their natural environment…
Now I just need to find a couple million bucks.
